DGA’s Role: Construction Manager
This turn-key development of a five-story building with underground parking included 122 apartments, two retail office areas, fitness center, dog wash room, lounge, fifth floor community center with trellised balcony, two elevators, 88 apartment balconies and private gated parking. Site improvements include utilities for storm-water, electric/datacom, gas services along with building grading and excavation, perimeter fencing, gates, landscaping, courtyard amenities, swimming pool, walks, curbs and asphalt pavement.
The structure included concrete foundations, walls, piers and slab-on-grade construction within the garage parking level to the first and second floor fabricated structural steel frame. Concrete deck and wood framing completes the second to fifth level, including the roof framing. All apartment units are equipped with stand-alone mini-split heat pump heating and cooling systems and central boiler domestic hot water system. The common and retail areas are equipped with direct-fired gas (DFC) systems with the below grade parking level heated by a piped hot-water system. The first floor exterior included an aluminum store-front system and a three-story framed aluminum lobby.
The balance of the exterior included a variety of components including EIFS, stone veneer, aluminum metal panels, brick, thin-brick veneer, fiber-cement board and fiberglass/vinyl clad windows. Roof system included tapered insulation covered by a EPDM roof membrane.
